Three Checkpoints, Not One

Why do I need more than one inspection? A home is built in stages, and each stage reveals components that will eventually be hidden from view. While a final inspection is an important part of the process, it can't evaluate what has already been buried beneath concrete or concealed behind insulation and drywall.

By inspecting your home before the foundation is poured, before the walls are closed, and again before closing, AIM evaluates each phase while it's still accessible. This approach provides a more complete picture of your home's construction and helps identify defects when they're easiest, and least expensive, to correct.

Catch It While It's Still Open

Framing defects and rough-in issues with the electrical, plumbing, and HVAC systems are much easier to identify and correct before insulation and drywall are installed. Once the walls are closed, many of these components become concealed, making defects significantly more difficult, and often more costly, to identify and repair.

A pre-drywall inspection provides a unique opportunity to evaluate the home's structural and mechanical systems while they're still fully visible, allowing the builder to address deficiencies before construction progresses.

How Phase Inspections Work

A structured path through your build, from the first pour to the final report.

  1. Schedule Around Your Build

    AIM coordinates directly with you or your builder to line up each visit with your construction timeline, so inspections happen at the right moment without slowing the crew down.

  2. Pre-Pour / Phase 1

    We verify that the foundation components, including post-tension cables, reinforcing steel, plumbing, and other pre-pour elements, have been installed in accordance with the engineered foundation plans, or PTI standards if engineered plans aren't available. This is the one opportunity to catch foundation-related concerns before concrete is poured and defects become concealed.

  3. Pre-Drywall / Phase 2

    Your last chance to inspect the home's framing and rough-in electrical, plumbing, and HVAC before insulation and drywall cover it all up. Once the walls close, installation defects become concealed and far more difficult, and often more expensive, to identify and correct.

  4. Final Inspection

    A comprehensive evaluation of the home's major systems and readily accessible components after construction is complete and before closing, covering the roof, attic, foundation, grading and drainage, exterior, electrical, plumbing, HVAC, insulation, windows, doors, appliances, and interior finishes.

  5. Photo Report After Each Visit

    Every phase gets its own same-day report with detailed photos, so you and your builder are always working from the same documentation.

  6. Coverage Through Your Warranty

    Your builder's one-year warranty begins the day you close. As your home settles through its first year, defects that weren't visible at closing may begin to appear. Our 11-Month Warranty Inspection helps identify those issues while they're still covered.

    Measures the foundation slab to the nearest tenth of an inch using a ZipLevel® Pro-2030 to identify signs of significant foundation movement, settling, or heaving.

  • Pool & Spa Inspection

    Checks pool and spa equipment, surfaces, and required safety features like barriers and alarms for proper installation, function, and overall condition.

  • WDI / Termite Inspection

    A wood-destroying insect (WDI) inspection performed by a licensed technician, checking for termites and other wood-destroying insects, along with evidence of previous infestations or treatments.
