Warranty Inspections
Get an Inspection So Your Builder Pays for Repairs
Your Builder's Punch List Isn't the Full Picture
Most builders offer a one-year workmanship warranty, but it doesn't fix itself. If you don't document issues before that coverage lapses, repairs that should have been the builder's responsibility become yours instead.
AIM's 11-month warranty inspection gives you a documented, professional report to bring back to your builder while you still have leverage, catching settling, system issues, and workmanship problems that don't always show up in the first few months.
What Shows Up After a Year
A house settles, seals cure, and systems get their first real season of use in that first year. Cracks that weren't there at closing appear. HVAC systems reveal whether they were sized and installed correctly. None of that shows up on a move-in walkthrough.
Clients regularly tell us Ricky found things on their 11-month inspection that even a previous inspection company's pre-drywall visit missed. That's the point of a second, independent look.

How an 11-Month Inspection Works
A clear walkthrough of what happens between your closing anniversary and a documented claim.
-
Your One-Year Mark Approaches
Most builder workmanship warranties run twelve months from closing. Mark your closing date, because that anniversary is when your coverage window closes, whether or not you've used it.
-
Schedule Before the Deadline
Book AIM's inspection 30 to 60 days ahead of your anniversary, giving enough time to document findings and submit a claim while the builder is still on the hook. Confirm your exact coverage window in your builder's warranty documents.
-
Full System Re-Evaluation
Ricky inspects the same systems as a closing-day inspection, roof, foundation, attic, electrical, plumbing, and HVAC, watching specifically for anything that's shifted, settled, or failed since move-in.
-
Walkthrough of Findings
Before he leaves, Ricky walks you through every finding in person, so you understand exactly what to bring to your builder and why.
-
Submit Your Claim
Your same-day report gives you specific, photographed findings to submit to your builder, a much stronger claim than a vague list of concerns.
-
Your Home, Fully Covered
Once the builder addresses what's documented, you've used your warranty window in full, instead of discovering the same issues out of pocket a year later.
Peace of Mind That Lasts
Getting repairs covered under warranty instead of paying for them yourself is real money back in your pocket, sometimes years of it, depending on what's found.
AIM also offers a re-inspection once repairs are made, so you have documented confirmation the work was actually completed correctly, not just a builder's word that it's handled.
