Roof & Attic

The roof is your home's first line of defense against the elements and one of its most expensive systems to replace. During the inspection, we evaluate the roof covering, flashing, penetrations, drainage components, and other accessible features for signs of damage, improper installation, or conditions that may shorten the roof's lifespan.

Inside the attic, we evaluate the visible framing, ventilation, insulation, and look for signs of moisture intrusion, leaks, or other deficiencies that can affect the home's performance, energy efficiency, and long-term durability.

Exterior of Home

The exterior is your home's first line of defense against the elements. We evaluate the siding, masonry, trim, windows, doors, grading, drainage, decks, porches, and other accessible exterior components for signs of damage, improper installation, moisture intrusion, or conditions that could affect the home's performance or lead to costly repairs over time.

Heating & Cooling (HVAC)

In Texas, your HVAC system works hard almost year-round. We operate the heating and cooling systems using normal controls and evaluate their performance, temperature differential, airflow, thermostat operation, ductwork, and accessible components. Our goal is to identify deficiencies that could affect comfort, efficiency, performance, or safety, not just confirm that the system turns on.

Plumbing

Water damage is one of the most common and costly issues a homeowner can face. We evaluate the home's visible supply lines, drain lines, water heater, fixtures, and faucets for leaks, corrosion, improper installation, drainage concerns, and other deficiencies that could lead to water damage, reduced performance, or costly repairs if left unaddressed.

Electrical

Electrical deficiencies can present significant safety hazards, making a thorough evaluation of the system essential. We inspect the electrical panel, accessible wiring, breakers, grounding and bonding, receptacles, switches, and GFCI/AFCI protection where applicable. The goal is to identify deficiencies that could affect the safety, reliability, or performance of the home's electrical system.

Interior Living Spaces

The interior of a home often reveals how well it has performed over time. We evaluate walls, ceilings, floors, doors, windows, stairs, and other accessible interior components for signs of moisture intrusion, structural movement, damage, or safety concerns that may indicate underlying issues.

  • Foundation Elevation Survey

    $150

    Measures the foundation slab to the nearest tenth of an inch using a ZipLevel® Pro-2030 to identify signs of significant foundation movement, settling, or heaving.

  • Pool & Spa Inspection

    $150

    Checks pool and spa equipment, surfaces, and required safety features like barriers and alarms for proper installation, function, and overall condition.

  • WDI / Termite Inspection

    $150

    A wood-destroying insect (WDI) inspection performed by a licensed technician, checking for termites and other wood-destroying insects, along with evidence of previous infestations or treatments.
